Uncertainty about the value of any house has increased. Nearly everyone has taken a hit on the value of their home in the past few months.  Realtors all hope we hit the bottom of the real estate market soon so we can start selling homes again.&lt;br /&gt;&lt;br /&gt;Our buyers want to buy, but they lack the confidence to go forward. No home buyer wants to buy a house today for more than it will be worth next month or next year. Sellers want to sell, but many of them still don't seem to understand how much their home is really worth. Take a tour of the inventory and you will see that at least half the houses on the market are priced 10% too high.&lt;br /&gt;&lt;br /&gt;So, with demand down and prices out of whack, selling one's home today is a challenge. The key to successfully selling your home in this market is pricing. Unfortunately, getting in front of a downward real estate curve is never fun when you are selling your home. To truly get a buyers attention in today's market, home sellers need to put their home on for less than it is worth. For example, if you have a home that seems to be worth 1.2 million dollars, it is possible that to sell it you will need to set a marketing price of 1.1 million to get a motivated buyers attention.&lt;br /&gt;&lt;br /&gt;Despite all the financial doom and gloom, all the good financial reasons for buying real estate still exist. Interest on mortgage loans is deductible, property tax is deductible. With a traditional real estate mortgage that is paid over time homeowners end up owning a valuable asset instead of just paying rent. There are times when a realtor just needs to say to the prospective seller, "No, I can't help you sell your home at that price".&lt;br /&gt;&lt;br /&gt;The market for real estate in our area still has a way to go before we find the bottom, but I feel we are almost there. As sellers continue to become more realistic our real estate market will become more balanced, houses will begin to move again and home buyer confidence will improve. Dollar sales volume for June is about 1/3 of the volume recorded for June 2007.&lt;br /&gt;&lt;br /&gt;One stat that is hard to get right these days is "days on market or "market time". Providing an accurate number of days on market is difficult because market time is skewed by sellers who let their listing contracts expire and then re list. For example, one of the homes listed above, 135 Five Mile River, was on the market most recently for 76 days before selling, which seems like a very reasonable amount of time given today's real estate market. However, this home was also listed for over a year before the listing expired and the owners re listed with another company.&lt;br /&gt;&lt;br /&gt;As Darien buyers and sellers continue to assess the evolving marketplace, prices are often reduced significantly before buyers are willing to make an offer. Using 135 Five Mile River as an example again, this property sold after reducing the price 500k and then sold at 89% of the new asking price, more than 1 million dollars less than the original price! Determining a home's marketing price is difficult for many sellers and brokers today because the market has changed so quickly. The total volume of homes sold in May came to $46,385,000 compared to $67.466.000 for May '07.&lt;/p&gt;As the spring market continues on into the summer, Darien will continue to offer some excellent buying opportunities. Inventory of available homes for sale continued to increase, giving buyers plenty of homes to choose from at every price point. Market time was 125 days versus 118 days for April of last year. Average selling price is up to $1,820,583 from last April's average of $1,383,938. Don't get carried away with excitement though - Darien's April total sales volume is down to 66% of last year's.&lt;br /&gt;&lt;br /&gt;Average market time is becoming more difficult to measure accurately* because many houses on the market these days tend to be listed multiple times before they actually sell. For example, in March one home sold at 82% of it's listed price in 142 days. This house had been on the market multiple times since February of 2004 without selling and sold for 1/2 the price it was listed for originally. That transaction is an extreme example of the trend.&lt;br /&gt;&lt;br /&gt;Regardless of all the bad news for sellers, smart buyers who work with informed real estate agents are finding deals in this market. The number of Darien homes for sale is up 12 from my last report 10 days ago. Average asking price is $1,964,910 and median price is $1,595,000, down slightly from last week. 18 new single family listings that have come on the market since February 27th. Eight of the 18 homes were listed between one million and two million dollars and 6 of the 18 were listed for over two million dollars.&lt;br /&gt;&lt;br /&gt;In addition to the 164 available Darien homes, an additional 13 homes have an accepted offer and 15 more have gone to contract. The average asking price for these 28 homes is $2,043,854 and the median price is $1,707,450.&lt;br /&gt;&lt;br /&gt;5 Darien homes have sold in the past 10 days at an average price of $1,533,000. These homes sold in an average of 168 days for an average of 93% of their most recent asking price.&lt;br /&gt;&lt;br /&gt;The average price for the 38 Darien single family homes sold in the past 90 days is $1,836,000 with an average market time of 146 days at 94% of the asking price. Four of these homes sold for over 5 million dollars. 27 homes sold for more than 1 million dollars and 11 of those 27 sold for over 2 million. The median sales price for homes sold in the past 90 days is $1,342,500.&lt;br /&gt;&lt;br /&gt;A year ago for the same 90 day period, 55 homes sold in Darien in an average of 118 days at 94% of last asking price. The current rate of single family home sales is therefore running 31% below last year.
