RealtyQuest Monthly Sales Report for Darien CT Real Estate April 2008

Darien real estate activity picked up marginally from the eleven homes sold in March with 12 sold homes, just 1/2 the 24 homes sold in April of 2007. Inventory of available homes for sale continued to increase, giving buyers plenty of homes to choose from at every price point. Market time was 125 days versus 118 days for April of last year. Average selling price is up to $1,820,583 from last April's average of $1,383,938. Don't get carried away with excitement though - Darien's April total sales volume is down to 66% of last year's.
Average market time is becoming more difficult to measure accurately* because many houses on the market these days tend to be listed multiple times before they actually sell. For example, in March one home sold at 82% of it's listed price in 142 days. This house had been on the market multiple times since February of 2004 without selling and sold for 1/2 the price it was listed for originally. That transaction is an extreme example of the trend.
Regardless of all the bad news for sellers, smart buyers who work with informed real estate agents are finding deals in this market.
