In June 22 Darien homes sold in Darien, down 60% from June of last year and four less than May 07's 26. Seven of the 22 sold for less than $1 million and six sold for more than 2 million. The month to month average selling price of a single family Darien home is down by $154,174 and the median is slightly higher. Dollar sales volume for June is about 1/3 of the volume recorded for June 2007.
One stat that is hard to get right these days is "days on market or "market time". Providing an accurate number of days on market is difficult because market time is skewed by sellers who let their listing contracts expire and then re list. For example, one of the homes listed above, 135 Five Mile River, was on the market most recently for 76 days before selling, which seems like a very reasonable amount of time given today's real estate market. However, this home was also listed for over a year before the listing expired and the owners re listed with another company.
As Darien buyers and sellers continue to assess the evolving marketplace, prices are often reduced significantly before buyers are willing to make an offer. Using 135 Five Mile River as an example again, this property sold after reducing the price 500k and then sold at 89% of the new asking price, more than 1 million dollars less than the original price! Determining a home's marketing price is difficult for many sellers and brokers today because the market has changed so quickly. It is certainly a buyer's market!

Real estate sales picked up nicely in Darien in May. Twenty-six homes sold, up from the 12 Darien homes sold in April, but still only 62% of the 42 Darien homes sold in May '07. Eight of the 26 sold over two million dollars and eight sold for under 1 million. Average and median price fell slightly from April. The total volume of homes sold in May came to $46,385,000 compared to $67.466.000 for May '07.
As the spring market continues on into the summer, Darien will continue to offer some excellent buying opportunities. Smart buyers are looking to purchase property now, before the market starts to take off again. Darien real estate activity picked up marginally from the eleven homes sold in March with 12 sold homes, just 1/2 the 24 homes sold in April of 2007. Inventory of available homes for sale continued to increase, giving buyers plenty of homes to choose from at every price point. Market time was 125 days versus 118 days for April of last year. Average selling price is up to $1,820,583 from last April's average of $1,383,938. Don't get carried away with excitement though - Darien's April total sales volume is down to 66% of last year's.
Average market time is becoming more difficult to measure accurately* because many houses on the market these days tend to be listed multiple times before they actually sell. For example, in March one home sold at 82% of it's listed price in 142 days. This house had been on the market multiple times since February of 2004 without selling and sold for 1/2 the price it was listed for originally. That transaction is an extreme example of the trend.
Regardless of all the bad news for sellers, smart buyers who work with informed real estate agents are finding deals in this market.
