Metro Stamford-Norwalk area rental prices are down
Obviously it is expensive to live here in Fairfield County Connecticut, but I was surprised to hear this morning that according to a report by the National Low Income Housing Coalition the Stamford-Norwalk Connecticut area is the most expensive metro area nationwide for renters. The results of the report were published locally this week in the Commercial Record and the Stamford Advocate newspapers.
The article peeked my interest so I looked at the data in the multiple listing system for what I consider to be the Stamford-Norwalk Metro area: Stamford, Norwalk, Darien, Westport, New Canaan and Wilton. In the first quarter of 2010, 226 2 bedroom rentals transacted in an average of 72 days. The average rental price was $1784/month. In the first quarter of 2009, 167 rentals transacted in an average of 71 days. The average rental price was $1885. The good news for tenants is that the rental price of a 2 bedroom in our area is coming down.
According to the report in order to afford a two bedroom unit in our the Stamford - Norwalk metro area a tenant needs to earn $72,000 per year or $34.62 per hour. The second most expensive area for renters is San Francisco.

Currently, there are 182 single family homes listed for sale in Darien CT. The average price is $2,399,236 and the median $1,837,000. The least expensive home on the market in Darien is priced at $449,900 and the most expensive is listed for $16,750,000. The average market time of a home currently for sale is 126 days. The average selling price for the 37 Darien single family homes sold in the past 90 days is $1,691,560 with an average market time of 175 days, at 93% of the asking price.

Monthly Darien Stats:
Average selling price: $1,878,131.
Median Selling Price: $1,400,000.
Average selling days on market 191.
Average percentage of asking price 92%.
In March 2010, nineteen single family homes sold in Darien, 11 more than the month before. The number sold is eleven more than sold in March 2009, and the dollar volume of sales is 533% more than March'09. The month to month average is higher this month, while the median selling price of a single family Darien home is lower for this month, compared to last month.

John Crandall Joins RealtyQuest Team
RealtyQuest Real Estate Sales and Services is pleased to announce that John Crandall has joined the company as their newest real estate salesperson. John will be working from the Darien CT real estate office covering the lower Fairfield County towns, including Greenwich, Stamford Darien, Norwalk, New Canaan, Wilton and Westport.
John grew up in Darien, CT and has also lived in Stamford, Rowayton, and currently resides in West Norwalk. Before real estate, John taught middle school math and computers for eight years after graduating from Denison University with a degree in psychology and completing a master’s in education at Fordham University. John then used his experience in education and entrepreneurial spirit to start the educational software company EdVenture.
John explains, “Real Estate allows me to combine my people skills, the ability to explain complicated ideas clearly, the latest technology on behalf of my clients and my deep and broad knowledge of the home inventory”.
In addition to helping clients with their real estate needs John is an active volunteer in Fairfield County. He has tutored math at St. Luke’s Life Works. He has coached adults in need with math skills for passing the high school equivalency test. In his off time, John enjoys participating in a wide range of sports. Some of his favorites are hockey, skiing, golf, kayaking, tennis, and mt. biking.
